The food will be cooked in purified water and will also be available for drinking at the common dining hall. Other common areas will have provision for water dispensers/RO water, based upon total usage.

Since the project is meant for the exclusive use of senior citizens, the units have been planned for one couple (two residents) both for 1 and 2 BHK types. However in case there are two couples who are above 55 years staying in the 2 BHK type then proportionate monthly charge for the fourth member will be charged. This is because costing, though in Rs. per sq. ft., is based on the cost incurred on a limited number of residents.

Since the apartment has been purchased, there is no restriction on the time frame for moving in.   • Grand children can come and stay with grandparents also up to 90 days unless they have come for medical treatment etc. In this case also medical care would need to be arranged and paid for separately.

As a special case, grand children are permitted to stay with grandparents permanently, under special situations where a single parent who is posted in high seas or a battle front, or parents of children who have passed away. As a special case the grandchildren can continue to stay even after the grandparents, provided there is no adoption plan in the will. This will be subject to a maximum of 2 grandchildren.

40How many residents can stay in the apartment?

Since the project is meant for the exclusive use of senior citizens, the units have been planned for one couple (two residents) both for 1 and 2 BHK types. However in case there are two couples who are above 55 years staying in the 2 BHK type then proportionate monthly charge for the fourth member will be charged. This is because costing, though in Rs. per sq. ft., is based on the cost incurred on a limited number of residents.

41Can one purchase the apartment and move in later?

Since the apartment has been purchased, there is no restriction on the time frame for moving in. However, the purchaser will have to pay the minimum monthly maintenance and service charges which would be applicable to all the residents – similar to maintenance charges incurred in any other society.

42Who can buy the apartment?

Any eligible Indian Citizen/PIO/OCI may apply - however at least one occupant in the unit of the Retirement Home should be aged 55 years or above as on 30.06.2018. Each unit is meant for occupation by a single person or a couple. The Buyers agreement will carry a clause to this effect.

43What is the configuration of residential accommodation?

There are two types of residential units;

  • 1 BHK – living cum dining room, master bedroom & toilet and kitchen. The saleable area is 720 sq.ft.
  • 2 BHK – living cum dining room, 2 bedrooms, 2 toilets, kitchen, and balcony. The saleable area is 1183 sq ft.

To ensure that the senior residents and their guests live in a completely safe and a secure environment, access control into the buildings, security systems like CCTV cameras in common areas, emergency pull cord based alarm systems in the apartment bedroom & bathroom will be installed. The complex will be guarded 24X7 by security guards. It will also have restricted entry for outsiders.

47What makes this a senior citizen friendly community?

The project has been conceptualized taking the changing aesthetic and practical needs of senior citizens into consideration. This can be explained under two categories i.e. design features and resident services.

A) Design Features: fully accessible & adaptable environment for free movement through features like rounded edges in walls, anti-skid flooring, grab bars, wider entries & corridors, resting spaces, emergency call monitoring, larger switches, higher lighting levels, stretcher lifts, no door risers and integrated interactive activity areas, lower window sills, package shelf outside homes, sitting provision in staircase landing, fire rated doors etc.

Their Trustees are nominated by the Board of HelpAge India. AVI is India’s leading organization, working in the Senior Living development / management sector. It offers a range of services to Developers/ Organisations and those desirous of setting up Old Age Homes, elderly care homes and Retirement homes across the country. Their services range from project conceptualization, providing design guidelines, project planning to Management of the facility post construction. AVI has a knowledge sharing association with Pacifica Senior Living of USA and HC-One of UK. AVI has been involved with the project from the conceptualization stage and have given inputs on the project concept, design guidelines and other planning related activities. Upon completion of the project, AVI shall maintain the complex and provide senior citizen services.
